Before thousands of developers, researchers and businesspeople flood San Jose for Nvidia’s next conference in 2025, the city will likely have a brand-new hotel, with a capacity to hold more than a thousand people.

Local developer Urban Catalyst is planning to unveil Marriott TownPlace Suites in Downtown San Jose in March of 2025.

This hotel is not intended to be the traditional overnight stop though. The incoming hotel, near Diridon Station, was designed as an extended stay hotel.

“A hotel product that could meet the needs of folks that might be coming to downtown for an extended period of time, whether you’re a consultant flying in to work at Adobe, maybe you got a new job at a company downtown and they’re flying you in from out of state to move here and you need time to find permanent housing,” said Joshua Burroughs, a partner at Urban Catalyst.

The 175-key, eight-story hotel will include a gym, kitchenettes in each room, onsite laundry and a rooftop deck.

“They’re almost quasi apartments in a sense,” Burroughs said.

Urban Catalyst pitched the product idea to Marriott and inked the franchise agreement in December of 2019. The concept of an extended stay hotel is popular across markets, Burroughs said, but will be unique in San Jose.

Urban Catalyst purchased the property for the hotel, at 495 West San Carlos Street, in 2019. The site used to house the stores, Keystone Restaurant Supply and Hub Cap City, which moved. Urban Catalyst broke ground on the site in February 2023.

Before San Jose’s downtown Marriott is ready to open its doors, construction must wrap up, flooring needs to be put in, lighting has to be set up and the tech infrastructure must be put in place.

“We are hellbent on being open as some additional room capacity for both Nvidia and we have Cinequest, a film festival,” Burroughs said.

San Jose will host Nvidia’s GPU Technology Conference along with the film festival in March of 2025.

The hotel has a maximum occupancy – re fire safety – of 1,204, but according to Urban Catalyst they expect a more typical maximum to rest around 700. The hotel anticipates hiring between 25 to 30 staff members.

To get the project off the ground, Urban Catalyst secured a loan with Poppy Bank, Burroughs said.

“Hotels in general over the past 10 years have been a little bit trickier to finance, even pre-Covid,” he said. “You have to find the right lender that’s comfortable in the space and has had experience with not only hotels but this specific type of product.”

Founder of urban Catalyst, Erik Hayden said the hotel development is ahead of schedule and under budget,

“The combination of those two things, that’s not something you can say very often,” Hayden said.

Burroughs said he hopes Marriott TownPlace Suites in Downtown San Jose will help the city land the hosting gig for more conventions.

“I just hope it becomes a true asset in the economic development of the city but also be an asset for folks who live here that might want family to come visit or things like that,” he said.
